As a homeowner, you SHOULD file Property Tax Grievance EVERY year. Property taxes can be extraordinarily expensive, especially with Long Island’s high tax rates compared to the rest of New York. People always worry about whether there is any risk with the appealing process. Well, the answer is 100% NO. There is no risk for homeowners in hiring us to assist with the appealing process. There are only two possible results of filing a Nassau County, Long Island tax grievance: (1) your assessment will be reduced OR (2) it will remain the same. Your assessment cannot be increased as a result of a grievance for that year. This is why we strongly recommend filing a tax grievance on a yearly basis. With inflation rising, School and General Tax rates will continue to rise. If you do not file a grievance, you have no way to protect yourself from the consistently increasing tax rates.
Lastly, there is no fee for authorizing us to file a tax grievance on your behalf. The only fee will be ONLY 25% of the total property tax savings, if we are successful. Instead of the standard 50% rate charged by other companies, we charge ONLY 25% of what you save. We believe in building long term relationships with our clients.

So let’s get started with your savings. Because property taxes are assessed every year for the following year, you need to act now for the 2023/2024 year before March 31, 2023. Before we can represent you, you as a homeowner will need to authorize us to file a tax grievance on your property on your behalf prior to the March 1, 2023 deadline (request a form now below). Once we file the grievance on your behalf, the Nassau County Assessment Review Commission (ARC) has until March 31, 2024 to resolve our assessment challenge and make a decision on your appeal, according to administrative code. If ARC makes a settlement offer, we will advise you in writing to whether to accept or deny the offer.

If we are successful in lowering your 2024/2025 property tax assessment, your savings will be reflected by either reduced tax bills, beginning with the October 2024 1st half School Tax, corrected tax bills and/or a refund of overpayment. However, we will not bill you for services rendered until 2025 when the 1st half General Tax bill is published by Nassau County, so that we can correctly calculate the savings.
